Basement Construction under existing Properties
Often referred to as a retrofit basement, it can effectively be constructed under your existing home, by extending downwards adding another floor to the plan area of your property, and if required, sometimes beyond and into the garden. Family room, games room, utility room, home office/study, home cinema or even a granny flat. The possibilities are endless.
The surrounding ground provides the perfect insulation, warm in the winter and cool in summer. And it makes financial sense too. The cost per square metre gained is often a fraction of the value per square metre of your home or the incremental cost of acquiring similar but larger accommodation elsewhere.
The basement comprises a reinforced concrete shell and floor, drainage, sewerage tank and pump, a cavity drain membrane to keep the water out, internal dry-lined partitioning, ventilation and extension of existing electrical and heating systems. Fitting out is to your specification.
The works are undertaken with a minimum of disruption to you, the homeowner as access is obtained externally during the works. Construction period is dependent on the size and complexity, but normally the build time is approx. 3-6 months.
